184 Indian Rest, Harpswell, Maine


If you are considering the property at 184 Indian Rest in Harpswell, Maine, listed by Century 21 Shore & Country in Topsham, Maine, you should be aware of certain conditions that the seller and seller's broker may not have disclosed to you.  We entered into a P&S with the owners in early February 2006 (under MLS #775609)  to have the deal fall apart once structural shortcomings of the property became known to us during our building inspection on 22 February 2006.  The owners were unwilling to adjust the price of the property except to cover a portion of radon remediation, which our test showed was present at very high levels.   (You did know about the radon levels, right?)

We spent about $800 on inspections that really was a waste.  Had the condition of the roof been disclosed to us, we certainly would have offered less than we did, and, given the sellers' negotiating stance, we almost certainly would never have reached a P&S agreement.
Our main issue related to the roof.    Above is the roof once we really got to see it -- it's not readily seen from the street level due to its pitch.  

To the right are water stains on the inside of the sheathing.

Below are photos of plastic sheeting that had been spread loosely from one end of the roof to the other.  This was put on top of the fiberglass insulation (which is only 6 inches BTW).  Why put plastic on top of insulation?  The only logical reason is to catch water dripping.  Note the stains on the plastic in "cups" in the plastic.  This is likely from dried water.  

These stains are near the attic access opening which is in about the middle of the house, far from any gable vent.  

To the left you'll see what are likely mold or mildew stains on the bedroom ceiling.  We didn't notice the smell until inspection day -- when no potporri was boiling.  

The chimney also has leaks since there's no chimney cap.  
Note what was done to the structural beam to accommodate the garage door and the chain for the automatic openner.  This was not disclosed.  

There is also some wood rot where the deck attaches to the house -- it's not flashed properly.  We couldn't determine whether the rot was in structural members.
